Land and Development

Provectus is not your ordinary developer. Where most developers focus on building, we focus on unlocking value, especially on the complex and underperforming sites that others avoid. Across Kent and the Home Counties, many landowners are left with assets that should be generating income but instead sit stalled: redundant retail units, obsolete offices, awkward industrial yards, fragmented urban fringe plots and sites that deserve a better future. These sites can become politically sensitive, commercially misunderstood or simply too difficult for traditional developers. That’s exactly where we excel.

Led by Chartered Surveyors with London‑level development and asset‑management expertise, Provectus brings a level of strategic thinking rarely found outside major city practices. We understand the commercial mechanics behind value creation, planning gain, viability and long‑term performance, not just the construction process. This means we approach every site as a strategic opportunity, not a template.

We start by understanding why a site has failed to progress. We analyse its planning history, ownership structure, constraints and market context, then design a bespoke development strategy tailored to its realities. There is no one‑size‑fits‑all approach because no two sites are the same. Our team specialises in strategic optimisation, transforming distressed and underperforming land into viable development opportunities through design‑led solutions, evidence‑based negotiation and rigorous viability modelling.

To ensure the strongest outcome, we test multiple development routes, residential, Build to Rent, mixed‑use, employment, community or hybrid models,  identifying the option that delivers the greatest uplift. Every scheme is shaped with future‑proof, sustainable design, ensuring it meets evolving environmental, regulatory and operational requirements so the asset remains resilient for decades.

Unlike developers who step away once planning is secured, we can provide end‑to‑end leadership. From early feasibility and land strategy through planning, delivery and long‑term asset management, we remain the single accountable partner. For landowners, that means certainty and clarity. For investors, it means confidence that the asset will perform exactly as intended.

We recognise that every landowner’s situation is different, so we offer several partnership structures that reduce risk, remove barriers and maximise value;

  • Joint Ventures
You contribute the land, we contribute the expertise and delivery.
Benefit: You share in the uplift and long‑term value without funding the development yourself.
  • Promotion Agreements
We fund and manage the planning process to secure the best possible consent.
Benefit: No upfront cost and no planning risk, our fee comes only from the uplift we create.
  • Option Agreements
We agree a fair price structure upfront and take on the work needed to unlock the site.
Benefit: Certainty for you and a clear route to sale or development once planning is achieved.
  • Development Partnerships
You stay involved while we lead the technical, planning and delivery work.
Benefit: You retain control while benefiting from our expertise, resources and project leadership. Ideal for Local Authorities and Public Bodies.
  • Straightforward Land & Development Agreements
A clean, efficient route for landowners who want a simple, no‑nonsense transaction.
Benefit: Fast, clear and commercially straightforward, ideal for uncomplicated sites.

Provectus stands out because we are not just builders. We are strategic thinkers, asset managers and Chartered Surveyors who understand how to turn complex, overlooked and underperforming land into places that work, commercially, socially and environmentally. We are confident in urban fringe sites because we know how to transform them. For landowners, that means turning a problem into value. For investors, it means a smarter, lower‑risk route to long‑term high performance.

Delivering with Callisto Homes

Our collaboration with award-winning Housebuilding Contactor Callisto Homes is achieving impressive results.

In Chatham, we are delivering 61 luxury apartments, with first sales scheduled for spring 2026. We are also well underway with piling/foundations for Monument View (a joint venture on a distressed urban fringe site where we added planning gain before it was acquired by Callisto Homes).

Meanwhile in Rochester, we have secured planning consent for Dillywood Gardens where Callisto is building phase 1 of six luxury homes, with phase 2 commencing in June 2026. A urban fringe ex-garden centre, Dillywood is another joint venture with a distressed landowner and asset; having acquired the site, we added planning gain prior to acquisition by Callisto.

At Wybourne Orchard in High Halstow, we are delivering phase 1 (barn conversion) on a urban fringe site that we acquired, added planning gain and then put into Callisto’s pipeline.

Looking ahead to our Q2 pipeline and beyond, we have a further 3 exciting sites to come forward in Kent, all for luxury family homes.
